If the old color stain appears worn, or if a clear stain was applied - does the wood look darker after rainfall? If so, that means you are getting water penetration. Some national companies will tell you to look for the water to bead up, but that occurs due to inexpensive waxes added to the coating. Waxes do not give long term protection, protection which only comes from the resin system.
